has anyone tried to replicate the 3:54 promo 45 version, and is it possible to extract it from the 4:47 lp version...

I only have a promo 45 of this. What's the difference between it and the commercial 45 and/or LP version?

The commercial 45 is the full-length LP version. From memory, the promo edit removes the intro percussion and guitar riff (starting the song where the drums and synth kick in) and fades early. I don't remember if there were any edits in the middle of the song or not.

My memory was correct above, but here are the instructions:

1) Remove the first 10.9 seconds of the LP version.
2) Using the remaining audio, delete everything after 3:54.
3) Create a fade out from 3:39 to 3:54.
